Geography Where is the biggest price gap in Cyprus? The median home in Tsada asks €2,171,000; in Xylofagou it asks €135,000. Same island, 16.1× the price. What would make this wrong: It compares what is on the market, not like for like. An area of large houses will always beat an area of flats, whatever the land underneath is worth. See what this is built from What things cost Which bedroom costs the most in Cyprus? Going from 4 bedrooms to 5 adds €900,000 to the median asking price — more than any other step on the ladder. What would make this wrong: A 5-bed house is not a 4-bed house with a room added — it is usually a bigger plot in a different place. This is the price of a different kind of home, not the price of a bedroom. See what this is built from What things cost Where does a square metre cost most in Cyprus? Protaras asks €10,154 per m²; Nicosia asks €2,129. The same 100 m² flat differs by €802,500 depending only on where it stands. What would make this wrong: Only the listings whose agent published a floor area are in this, and agents measure differently. Condition and outside space are not in it at all.
