Every number on this site comes from somewhere specific. This page says where.

The listings

A scheduled job reads each agent's own website overnight, one agent at a time, and stores what it found. Nothing is typed in by hand and nothing is bought from a feed provider. Each property page states when that listing was last read.

Consolidator portals are excluded at the point of fetching, not filtered out afterwards. That decision costs roughly a third of the listings we could otherwise show, and it is deliberate: a listing on this site should trace back to the agent marketing it.

Duplicates

The same house is often marketed by two or three agents. Listings are matched into one property when the address, type and price line up, and the property page then shows every agent, each with their own price and status. Where agents disagree on the price, the bedroom count or the floor area, the disagreement is printed rather than resolved.

Sold prices and planning

Where an island publishes an address-level register, listings are matched to it by house name and locality — conservatively, because showing a neighbour's sale price would be worse than showing none. A figure of £1, £10 or £100 in a register is a transfer between family or companies, not a market sale; those are labelled and excluded from every median.

A planning approval is a paper fact. It means permission was granted, not that anything was built.

Prices, currencies and yields

Asking prices are what the agent advertises, not what anything sold for. Conversions use the previous day's European Central Bank reference rates. Gross yields are the median local rent over the median local asking price, and are suppressed outside 1–12% because holiday lets priced by the night otherwise produce nonsense.

Photographs

Listing photographs are the agents' own, shown at their own addresses through a cache. Location photographs come from Wikimedia Commons under CC BY, CC BY-SA or public domain, credited on the image.

What we get wrong

Feeds break, agents renumber listings, addresses match badly. Where a page cannot honestly support a claim it says so instead of estimating. If you find something wrong, tell us — it gets fixed the same day where we can.
