What things cost Where does a square metre cost most in Cyprus? Protaras asks €10,154 per m²; Nicosia asks €2,129. The same 100 m² flat differs by €802,500 depending only on where it stands. What would make this wrong: Only the listings whose agent published a floor area are in this, and agents measure differently. Condition and outside space are not in it at all. See what this is built from The market How concentrated is Cyprus's market? Three agents hold 94% of everything advertised — 2,396, 1,902, 67 listings out of 4,633. 8 agents share the rest. What would make this wrong: It counts adverts, not sales. An agency that lists everything it is asked to and one that sells everything it lists look identical here. See what this is built from Supply What is the cheap end of Cyprus actually like? Only 65 of 3,650 homes for sale — 1.8% — ask €150,000 or less. The bottom of this market is thinner than most people expect. What would make this wrong: Cheap homes sell fastest, so at any moment the bottom of the market is under-represented on any listings site, including this one. See what this is built from
