Half the homes for sale in Monaco are asking more than €3,710,000 — about £3.18m — and half less. That is 710% above the middle of the 31 islands on this site. Renting, the middle of the market is €5,850 a month (£5k). Put together, that is a gross yield of about 3.1% — before any of the costs that make a real return smaller.

Cheaper, if the number above is the problem: Cascais (£1.88m), Sint Maarten (£1.41m), Bermuda (£948k), British Virgin Islands (£879k). Search every island by budget.
