What things cost
Which bedroom costs the most in Mauritius?
Going from 2 bedrooms to 3 adds Rs 9,782,062 to the median asking price — more than any other step on the ladder.
What would make this wrong: A 3-bed house is not a 2-bed house with a room added — it is usually a bigger plot in a different place. This is the price of a different kind of home, not the price of a bedroom.

What things cost
Where does a square metre cost most in Mauritius?
St Antoine asks Rs 172,436 per m²; Bel Ombre asks Rs 5,009. The same 100 m² flat differs by Rs 16,742,700 depending only on where it stands.
What would make this wrong: Only the listings whose agent published a floor area are in this, and agents measure differently. Condition and outside space are not in it at all.

The market
How concentrated is Mauritius's market?
Three agents hold 63% of everything advertised — 653, 653, 456 listings out of 2,811. 11 agents share the rest.
What would make this wrong: It counts adverts, not sales. An agency that lists everything it is asked to and one that sells everything it lists look identical here.
