Sellers in Malta using more than one agent

322 properties are advertised to rent through two or more agents at once — 6.1% of the market, and 51 of them through three or more. A second instruction usually costs the seller a higher fee, so it is rarely done casually.

What this does and does not tell you

A multi-agency instruction is a seller widening the net, and the ones that have also cut the price are the clearest signal on this page. But it is not proof of a keen seller: some properties go multi-agency because they are difficult, some islands treat joint instructions as normal, and a few of these are the same firm appearing twice under different branches. Read it as a place to start a conversation, not as leverage.

"On the market" counts from the night we first read the listing, not from the day it was first advertised — so a long-standing property we only met last week will understate. The same set with the full filters

While you are here

What things cost Where does a square metre cost most in Malta? Valletta asks €7,177 per m²; Gozo - Kercem asks €1,964. The same 100 m² flat differs by €521,300 depending only on where it stands. What would make this wrong: Only the listings whose agent published a floor area are in this, and agents measure differently. Condition and outside space are not in it at all. See what this is built from Development Where is Malta actually being built? San Gwann accounts for 18% of every new dwelling proposed on the island — 820 of 4,629. What would make this wrong: Proposed, not built. One large scheme can carry a whole parish, and a refusal or an abandonment leaves the number standing. See what this is built from The market How concentrated is Malta's market? Three agents hold 46% of everything advertised — 3,021, 1,777, 1,456 listings out of 13,489. 51 agents share the rest. What would make this wrong: It counts adverts, not sales. An agency that lists everything it is asked to and one that sells everything it lists look identical here. See what this is built from
