Which bedroom costs the most in Malta?
Going from 3 bedrooms to 4 adds €715,000 to the median asking price — more than any other step on the ladder.
What would make this wrong: A 4-bed house is not a 3-bed house with a room added — it is usually a bigger plot in a different place. This is the price of a different kind of home, not the price of a bedroom.

What things cost
Where does a square metre cost most in Malta?
Valletta asks €7,177 per m²; Gozo - Kercem asks €1,964. The same 100 m² flat differs by €521,300 depending only on where it stands.
What would make this wrong: Only the listings whose agent published a floor area are in this, and agents measure differently. Condition and outside space are not in it at all.

Where is Malta actually being built?
San Gwann accounts for 18% of every new dwelling proposed on the island — 820 of 4,629.
What would make this wrong: Proposed, not built. One large scheme can carry a whole parish, and a refusal or an abandonment leaves the number standing.
