Geography
Where is the biggest price gap in Vanuatu?
The median home in Moso Island asks VT 500,500,000; in Malapoa, Port Vila it asks VT 247,000. Same island, 2026.3× the price.
What would make this wrong: It compares what is on the market, not like for like. An area of large houses will always beat an area of flats, whatever the land underneath is worth.

What things cost
Which bedroom costs the most in Vanuatu?
Going from 2 bedrooms to 3 adds VT 38,600,000 to the median asking price — more than any other step on the ladder.
What would make this wrong: A 3-bed house is not a 2-bed house with a room added — it is usually a bigger plot in a different place. This is the price of a different kind of home, not the price of a bedroom.

The market
How concentrated is Vanuatu's market?
Three agents hold 53% of everything advertised — 182, 164, 125 listings out of 882. 11 agents share the rest.
What would make this wrong: It counts adverts, not sales. An agency that lists everything it is asked to and one that sells everything it lists look identical here.
