Geography Where is the biggest price gap in Dominica? The median home in Cole Bay, Sint Maarten asks $4,500,000; in Wall House, St George it asks $707. Same island, 6364.9× the price. What would make this wrong: It compares what is on the market, not like for like. An area of large houses will always beat an area of flats, whatever the land underneath is worth. See what this is built from What things cost Which bedroom costs the most in Dominica? Going from 1 bedrooms to 2 adds $223,352 to the median asking price — more than any other step on the ladder. What would make this wrong: A 2-bed house is not a 1-bed house with a room added — it is usually a bigger plot in a different place. This is the price of a different kind of home, not the price of a bedroom. See what this is built from The market How concentrated is Dominica's market? Three agents hold 73% of everything advertised — 128, 102, 80 listings out of 423. 9 agents share the rest. What would make this wrong: It counts adverts, not sales. An agency that lists everything it is asked to and one that sells everything it lists look identical here. See what this is built from
